What does luxury in a home mean to you? Perhaps it’s having a more environmentally friendly home, living away from urban centers, or having a garden? Since the pandemic, our concept of luxury has gradually changed and is no longer so closely related to ostentatious visual elements, but rather to functional and sustainable materials, efficiency, and comfort. In this article, we explain how real estate luxury in Barcelona has transformed.

The demand in the luxury real estate market in Barcelona is growing

During 2025, the luxury housing market in Barcelona grew and is expected to continue growing in 2026. Buyers have shown particular interest in areas such as Eixample, Sarrià-Sant Gervasi, and Pedralbes, as Barcelona continues to attract luxury buyers both nationally and internationally due to factors like climate and quality of life.

The increase in demand has led to a rise in prices in prime areas, but levels have not reached those of other cities such as Paris or London, so Barcelona remains competitive.

According to the Global Luxury Real Estate Report 2025, 51% of luxury home buyers in Europe value quality of life as the essential factor when choosing a home. What they appreciate most is silence, natural light, cozy environments, and spaces with their own personality.

In general, Spain is positioning itself as a prominent market in luxury real estate due to safety, the quality of construction or renovation of luxury homes, and opportunities in various privileged areas of the country, both on the coast and in major cities or towns.

Who buys sustainable luxury homes in Barcelona?

The main buyers of sustainable luxury homes in Barcelona are usually:

  1. · Digital nomads and entrepreneurs interested in restored or self-sufficient homes, both in rural areas with self-sufficient farmhouses and in major cities with energy-efficient apartments.
  2. · Foreign buyers who want a second residence in Spain to spend the winter in a place with milder climate and a high quality of life.
  3. · Families concerned with sustainability and providing their children a calm and healthy environment to grow up in.

In short, these buyers value a lifestyle where happiness, health care, and exclusivity prevail.

From ostentatious luxury to silent luxury: this is real estate luxury in Barcelona

Along with all the above, it has been observed that over the years, the demand for luxury homes in Barcelona has shifted from ostentatious luxury to so-called silent luxury.

For many years, luxury was understood as something ostentatious, with large swimming pools, marble used in every space, and homes built with vast square footage.

This traditional concept of luxury has been surpassed, and now luxury lies in elements that are not immediately visible but are appreciated by buyers:

  1. Energy efficiency. People buying luxury homes in Barcelona are environmentally conscious and choose energy-efficient homes with thermal insulation, efficient heating and cooling systems, double or triple glazed windows, and natural materials that respect the environment, such as wood from sustainable forests.
  1. Home automation. With increasingly valued home automation systems, it is possible to control elements such as:
    1. · Lighting. You can control the house lights remotely, which also impacts security during vacation periods when the house is empty.
    2. · Zone climate control. Home automation helps create personalized climate spaces, as the same temperature is not needed in the kitchen as in the bedrooms or living room.
    3. · Device centralization. Home automation now also allows controlling assistants that manage various home elements from a single panel.
    4. · Security. This is another fundamental element in automated homes, helping control access, activate alarms, and alert in case of intrusion.
  1. Sustainable construction certifications. There are various sustainable building certifications, such as:
    1. · LEED. Leadership in Energy and Environmental Design, an internationally recognized certification that evaluates aspects such as building design and maintenance and applies to both new constructions and renovations. It has four levels: basic, silver, gold, and platinum.
    2. · BREEAM. Building Research Establishment Environmental Assessment Methodology, a certification recognized in Europe that evaluates aspects such as construction management, accessibility, health impact, and resource efficiency. It has five levels ranging from basic to most demanding.
    3. · WELL. While other certifications focus on environmental impact, WELL focuses on human health and comfort, evaluating aspects like air quality, acoustic comfort, and natural lighting, which directly influence the health of building occupants.
  1. Homes with garden or terrace. The lockdown during the 2020 pandemic made us understand the need to reconnect with nature and for our homes to have outdoor spaces such as a garden or terrace.
  1. Biophilic design. In luxury home interiors, biophilic design has gained ground in recent times. It is not just a trend, but a philosophy of integrating natural elements into interior spaces to improve physical and emotional well-being. The most notable elements of high-end biophilic design are:
    1. · Natural materials such as stone, sustainable wood, or linen.
    2. · Natural light entering through large windows or skylights, illuminating spaces naturally.
    3. · Large plants, indoor gardens, or green walls are also essential elements, bringing nature and freshness to any room in a home.
    4. · Curves and soft shapes. The shapes of biophilic design elements follow forms found in nature, with curves providing greater flow and relaxation.
  1. Unique homes. Luxury in a home is no longer about price or materials used but its unique character. Homes with stylish renovations that retain their unique characteristics while offering modern comfort are highly valued.
  1. Quieter neighborhoods. Peace, silence, privacy, and a more relaxed lifestyle are factors current luxury home buyers seek. Less crowded areas, green spaces, and good views are now highly valued.

The luxury real estate sector remains strong and is evolving towards a type of luxury that values different elements than in the past, emphasizing sustainable design and connection with nature as a way to care for our natural environment and human health. At Proddigia, we are experts in this new trend and can help you find properties that meet these high standards.
